Abstract

The article outlines some theoretical aspects of real estate, including commercial real estate. The normative, scientific approaches to the definition of the concept of "real estate" are singled out. The legal, economic and mixed interpretations within the framework of the scientific approach are separated. The criteria for classifying objects as "real estate" are defined. The specific features of real estate objects are concretized in essence. The conditions under which real estate becomes an investment object are highlighted. A six-level classification of real estate objects is presented. The distinctive features of commercial and non-commercial real estate are specified. The risks that arise when investing in commercial real estate are highlighted.
